Development , Acquisitions, Operations Manager
                                               
Extensive experience in the listing of Synergy Income Fund, South Africa’s first specialized shopping centre PLS, on the Johannesburg Stock Exchange. This involved the creation of the Fund through the acquisition and due diligence of R2bln retail real estate, application of property management model and operating procedures, redevelopment planning, new development assessment, strategic leasing, marketing and investor relations.

Acquisitions:
Coordinated and managed the due diligence team for the analysis of 24 shopping centers in South Africa, for potential purchase by the Fund. This included on-site inspections, coordination of due diligence team (financial, legal and leasing) & extensive market research: demographic; location; competitor analysis; context analysis; tenant analysis; zoning & title analysis. Preparation and presentation of due diligence reports for board approval. Thereafter negotiating, closing and briefing legal team to confirm terms and conditions of sale agreement.
      
Asset & Property Management:
Creation and implementation of the strategic management model. This involved the brief for tender for an outsourced property management function for the Fund, recommendation & application for board approval and thereafter appointment and KPI coordination.
Implementation of the strategic plan at asset management and property management level, thereafter coordination of performance reporting standards and management of the monthly management meetings. Responsible for staffing of all centre managers.
                                          
Leasing
Management of the in-house leasing capability and involved in strategic leasing plan and implementation.  Creation of leasing reporting standards and leasing strategy. Liaising with brokerage community and creation of direct relationships with all large national retail tenants.

Redevelopment & New development               
Asset management and value optimization of the portfolio through redevelopment, refurbishment and upgrades. Implementation and coordination of the national upgrade plan for 14 shopping centre’s; this involved management of architects, town planners, project managers.
New development involved the analysis and due diligence of new developments for JV opportunity or purchase on completion. Coordinated due diligence with JV partners, sellers and brokers.

Investor & Fund Marketing
Managed the in-house and outsourced marketing team for the Fund. Creation of all presentations for the Fund, including documents and reports. Coordination of all marketing material for Investor Roadshow & Capital Raising. Involved in creation of Johannesburg Stock Exchange pre-listing statement with Java Capital, thereafter oversaw creation of annual report.  Coordination of the creation of Fund’s website. Creation of Corporate Social Responsibility(CSR) initiatives and program for implementation.

New development
Experience in project coordination for new residential development in Herolds Bay, Western Cape. Market research and creation of residential development concept for greenfield development. Marketing

Proposal and presentation to Fund for approval and/or recommendation.

Marketing & Leasing
Assistance with TI proposals and computer generated images for marketing and leasing. Creation of logo and marketing material for various commercial and industrial developments. Assistance with the coordination of advertising agencies, PR firms and event organizers for several real estate launches.

Project Coordination
Coordination of interior specifications for finishes in 300 unit residential apartments.
